Background

Easements can be tricky to navigate and in some cases to either prove their existence or non-existence. In this case, a property owner was being denied the ability to make improvements by their neighbor on an easement granted to them.

Outcome

Upon researching the property and title, I discovered that the easement did in fact exist and furthermore, discovered that the property owner had a private road that was not properly recorded.
